Unsold luxury homes rise across major Indian cities

Unsold inventory in India’s super-luxury housing segment has risen sharply as new project launches outpace demand in some markets. According to Knight Frank data cited by Financial Express, the number of unsold homes across the top eight cities in the ₹20 crore–₹50 crore price bracket reached 1,593 by Q3 2026, an increase of 86% over two years.

India’s super-luxury housing market is showing signs of growing inventory pressure, with the supply of homes priced between ₹20 crore and ₹50 crore rising faster than demand in several major cities.

A Financial Express report citing property consultancy Knight Frank said unsold inventory in this price category across India’s top eight cities increased to 1,593 units by the third quarter of 2026, up 86% over two years.

Mumbai recorded a 70% year-on-year increase in unsold inventory in this segment. In the National Capital Region (NCR), inventory increased sixteenfold between the third quarters of 2025 and 2026, according to the report.

The increase comes as developers continue launching premium residential projects to protect margins amid high land acquisition and construction costs. However, some high-net-worth buyers are taking longer to make purchasing decisions, partly because of volatility in equity markets and the availability of alternative investment options.

The report notes that the pressure is not uniform across all locations. Certain micro-markets, including Worli in Mumbai, are seeing greater supply pressure, while other premium neighbourhoods continue to attract buyers.

Market observers say location, pricing strategy and differentiation will be important for developers seeking to sell luxury homes. Although the broader market has not necessarily entered an oversupply phase, sustained aggressive launches without matching demand could increase inventory further.

The figures highlight a growing divide within India’s premium housing market: demand remains resilient in selected locations, while developers in other areas may face longer sales cycles and greater competition.
