Hyderabad Property Registration Trends

Hyderabad recorded around 5,620 residential property registrations in September 2026, down 15% year-on-year, while the value of registered transactions fell 7% to ₹4,487 crore. For January–September, registrations totalled 55,715 properties, with transaction value rising 4% year-on-year to ₹39,910 crore, according to Knight Frank India data reported by Telangana Today.

HYDERABAD: Residential property registrations in Hyderabad declined in September 2026, reflecting continued uneven activity in the city's housing market. Around 5,620 properties were registered during the month, a 15% decrease compared with September last year, according to Knight Frank India data reported by Telangana Today on October 16.

The value of registered property transactions stood at ₹4,487 crore in September, down 7% year-on-year and 2% compared with August.

Despite the monthly decline, the broader January–September period showed a more stable picture. Hyderabad recorded 55,715 residential property registrations during the first nine months of 2026. The total transaction value increased 4% year-on-year to ₹39,910 crore.

Premium homes account for a larger share of value

Properties priced above ₹1 crore accounted for 56% of the total residential transaction value in September, compared with 54% a year earlier, according to the report.

Registrations in the below-₹50-lakh segment recorded the sharpest annual decline, falling 20%. The segment between ₹50 lakh and ₹1 crore saw a 6% reduction, while registrations of properties priced above ₹1 crore declined 12% during the month.

Transaction values also decreased across the three price categories. The value of transactions involving homes priced below ₹50 lakh fell 15% year-on-year, while the ₹50-lakh-to-₹1-crore segment declined 8%. The premium segment recorded a comparatively smaller 2% decrease in transaction value.

The report attributed the fluctuations in monthly registration activity partly to changes following revisions in government guidance values. The Hyderabad residential market assessment covers transactions across Hyderabad, Medchal-Malkajgiri, Rangareddy and Sangareddy districts, including both primary and secondary market transactions.

The data indicates that monthly registration volumes and transaction values can move differently from the broader nine-month trend. Although September recorded a decline, the cumulative value of registered transactions remained higher than in the corresponding period last year.

What the figures indicate

The latest numbers highlight differences across property price segments. The premium segment continued to account for more than half of September's transaction value, even as registrations declined across all three ticket-size categories.

The figures reflect registered transactions and should not be interpreted as a direct measure of every property sale or as a forecast of future prices. Market conditions can vary by location, property type and price range.
